Shah Rukh Khan and his family could return to their iconic Mumbai home, Mannat, before the end of 2026 as a major renovation and expansion project enters its final phase. Work at the sea-facing Mannat Bandra property is expected to take another two to three months, potentially putting completion around December, according to a source close to the actor cited by Hindustan Times on August 26. Shah Rukh, Gauri Khan and their children Aryan, Suhana and AbRam have been living away from Mannat since April 2025 while extensive construction and repair work takes place.

But December should still be treated as an expected timeline rather than a confirmed move-in date. Neither Shah Rukh nor Gauri has publicly announced when the family will return.

Shah Rukh Khan Mannat Renovation: What Is Actually Being Built?

The most significant structural change is happening behind Mannat's original heritage bungalow. The property includes a modern six-storey annexe constructed behind the older mansion. The current expansion adds two further residential floors—the seventh and eighth—to that annexe. No equivalent floors are being placed on top of the original bungalow.

That distinction matters because Mannat's older structure is classified as a Grade-III heritage property, which restricts substantial structural alterations. The two additional floors cover a combined 616.02 square metres, or about 6,630 sq ft. Hindustan Times' latest real estate news report describes the completed addition as approximately 7,000 sq ft and says the expanded annexe will exceed 30,000 sq ft in total. The existing six floors have also undergone repairs and renovation.

Is the Mannat Renovation Really Costing ₹25 Crore?

A figure of around ₹25 crore has been repeatedly reported for the proposed addition. Indian Express cited that estimate while reporting that Shah Rukh Khan had sought to increase Mannat's built-up area by 616.02 sq metres through the two new floors. It is better described as the estimated cost of the proposed expansion, rather than a confirmed final construction bill. Renovation costs can change during construction, and no final audited project cost has been publicly released by the Khan family.

Anand Pandit’s Company Is Working on Mannat

Film producer and real-estate developer Anand Pandit has provided one of the clearest first-hand updates about the construction. Pandit founded Shri Lotus Developers and Realty, and Indian Express reports that his company is currently working on properties owned by Shah Rukh Khan, including Mannat. Speaking about the project, Pandit confirmed that his team was adding floors to the rear portion of the property. That makes him more than an outside industry observer commenting on the renovation. His real-estate company is directly involved in the work.

How the Mannat Case Reached the NGT

Environmental activist Santosh Daundkar challenged the CRZ approval before the National Green Tribunal's Western Zone Bench in Pune. He questioned whether the coastal authority had correctly approved the additional construction. On September 16, 2025, the NGT rejected the challenge. Subsequent reporting quoted the tribunal as finding the appeal “without force” and declining to interfere with the clearance. Daundkar then approached the Supreme Court.

What the Supreme Court Actually Decided

On July 14, 2026, the Supreme Court dismissed his appeal challenging the CRZ clearance. A bench comprising Chief Justice Surya Kant and Justices Joymalya Bagchi and V Mohana refused to interfere with the NGT ruling and also questioned the bona fides of the challenge. The result was significant for the two-floor expansion because the CRZ approval remained intact. But the legal history should not be exaggerated. The Supreme Court did not give Shah Rukh Khan permission to start the entire Mannat renovation from scratch in July 2026.

Renovation Had Already Started Before the Court Cases Ended

This is the biggest correction needed in the original draft. Shah Rukh Khan and his family had already shifted out of Mannat by April 2025, and contemporary photographs and reports showed construction activity at the property. That was months before the NGT dismissed the challenge in September 2025 and well over a year before the Supreme Court ruling.

The legal dispute specifically concerned the validity of the CRZ clearance for the additional floors. So saying the project had to clear the Supreme Court “before the first brick could go up” would be inaccurate. A better formulation is that the July judgment removed the remaining judicial challenge to the expansion approval.

Where Is Shah Rukh Khan Living During the Renovation?

The Khan family temporarily shifted to Puja Casa in Pali Hill, Khar, around three kilometres from Mannat. Property-registration records reviewed by Hindustan Times show that Shah Rukh leased two duplex apartments covering approximately 10,500 sq ft combined. One measures around 6,000 sq ft and the other approximately 4,500 sq ft. The leases began on April 1, 2025 and were signed for 36 months, meaning the contractual rental period stretches into 2028. That never meant the family was required to remain there for the entire three years. Earlier reports suggested Mannat's renovation could take around two years. If the current December 2026 projection holds, the family would return considerably earlier.

When Will Shah Rukh Khan Move Back to Mannat?

The latest answer is: potentially by the end of 2026. A source close to Shah Rukh Khan says the family intends to move back once the ongoing renovation and repair work finishes, which is currently expected within two to three months. Hindustan Times also sought an official response from Khan's team but had not received one when its report was published.

So there is no confirmed date for the gates of Mannat Bandra to reopen as the family's permanent residence. What is clearer is how much the property will have changed.
